Es sol\u00b7licitava en qualsevol entitat de cr\u00e8dit adherida a la l\u00ednia d&#8217;avals d&#8217;arrendament <strong>COVID-19.<\/strong>\u00a0<\/p><p>El termini per sol\u00b7licitar la morat\u00f2ria de lloguer <strong>va finalitzar el passat 30 de setembre<\/strong> i el 31 d&#8217;octubre va acabar el termini per a formalitzar la sol\u00b7licitud. Des d&#8217;<strong>ASUFIN<\/strong> ja hem denunciat que n<strong>om\u00e9s un 10% ha pogut acollir-se<\/strong> a aquestes mesures.<\/p><p>A m\u00e9s, l&#8217;1 d&#8217;abril va entrar en vigor\u00a0la pr\u00f2rroga extraordin\u00e0ria de sis mesos en els contractes\u00a0d&#8217;arrendament de l&#8217;habitatge habitual\u00a0que vencessin en els dos mesos seg\u00fcents a l&#8217;entrada en vigor de la norma. <strong>Aquest termini s&#8217;ha ampliat per altres sis mesos m\u00e9s.<\/strong><\/p><p>D&#8217;aquesta manera, tal com estableix el <a href=\"https:\/\/boe.es\/boe\/dias\/2020\/09\/30\/pdfs\/BOE-A-2020-11416.pdf#BOEn\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Reial Decret Llei 30\/2020 de 29 de setembre<\/span><\/a><span style=\"font-weight: 400;\">,<\/span> \u201cs&#8217;amplia fins a aquella mateixa data del 31 de gener de 2021 <strong>els contractes d&#8217;arrendament d&#8217;habitatge que poden acollir-se a la pr\u00f2rroga extraordin\u00e0ria de sis mesos<\/strong>, en els mateixos termes i condicions del contracte en vigor, sempre que no s&#8217;hagu\u00e9s arribat a un acord diferent entre les parts i que el propietari (persona f\u00edsica) no hagu\u00e9s comunicat la necessitat de l&#8217;habitatge per a si mateix, en compliment dels terminis i condicions establerts a l&#8217;article 9.3 de la Llei 29\/1994, de 24 de novembre, d&#8217;Arrendaments Urbans\u201d.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element class=\"elementor-icon-list-item\">\n\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-icon-list-text\">S'han susp\u00e8s <b>els procediments de desnonament i els llan\u00e7aments<\/b> per a aquells inquilins en situaci\u00f3 de vulnerabilitat que es quedin sense alternativa residencial.  <br><br>El mateix Reial decret llei citat anteriorment tamb\u00e9 estableix una ampliaci\u00f3 fins al <b>31 de gener de 2021<\/b> del termini m\u00e0xim d'aquesta mesura.  <br><br>A m\u00e9s, en el cas de llars vulnerables que compleixin els requisits que va establir el Reial decret llei 6\/2020 de 10 de mar\u00e7, <b>la morat\u00f2ria dels desnonaments continua vigent fins a 2024.<\/b><\/span>\n\t\t\t\t\t\t\t\t\t<\/li>\n\t\t\t\t\t\t<\/ul>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t<div class=\"elementor-column elementor-col-50 elementor-top-column elementor-element elementor-element-4ae2948\" data-id=\"4ae2948\" data-element_type=\"column\">\n\t\t\t<div class=\"elementor-icon-list-item\">\n\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-icon-list-text\">La mesura, que es va aprovar el 31 de mar\u00e7 i va entrar en vigor l'1 d'abril, inclo\u00efa que, en el cas que el propietari de l'habitatge arrendat fos un <b>gran tenidor o un fons d'inversi\u00f3 <\/b>(a partir de 10 immobles, ja sigui persona f\u00edsica o jur\u00eddica), l'inquil\u00ed vulnerable podia acollir-se a una morat\u00f2ria del pagament de la renda mentre dur\u00e9s l'estat d'alarma o si persistia la vulnerabilitat.  <br><br>Per a retornar aquestes rendes ajornades, el gran tenidor podia decidir si realitzar <b>una quitaci\u00f3 del 50% del deute que s'ha generat<\/b> o una reestructuraci\u00f3 del deute en els pr\u00f2xims tres anys.
